Nathan Kain, a Partner at HPP Equity LLC, is instrumental in directing the
acquisition, value-adding construction, and build-for-rent initiatives for a
diverse portfolio encompassing Single Family Rental (SFR) and
multi-family student housing properties near Notre Dame in South Bend,
Indiana.
Within the HPP Equity family of companies, Nathan manages assets totaling
nearly $100 million, distributed across more than 1,200 units in the Michiana area. This
comprehensive portfolio includes approximately $50 million in SFR, spanning over 500 units,
and an additional $50 million in student housing, comprising over 100 individual assets with an
impressive 750-plus bedrooms. Student housing assets are overseen by Irish Gold Management,
while SFR assets are efficiently handled by Homeworks Property Management. This strategically
dense yet diversified collection of assets enables HPP to achieve economies of scale, delivering
substantial value to investors, employees, and, crucially, residents within the communities served.
HPP Equity has ambitious expansion plans, targeting a growth in Assets Under Management
(AUM) to $200 million across 2,500 units, with an annual rental revenue goal of $20 million by
2025.
Nathan's journey in construction began at the grassroots level, eventually leading him to a Project
Manager role with the Stafford Group in Greenville, South Carolina. Recognizing the need for
Construction Managers with both hands-on experience and academic expertise, Nathan
completed his Construction Science and Management degree at Clemson University in May
2009.
Since graduating from college, Nathan has been passionate about operating and optimizing
businesses. Co-founding Smart Guys LLC with his brother, Justin Kain, in June 2009, they
focused on acquiring SFR portfolios in the South Bend, Indiana area. Their collaboration resulted
in the acquisition and renovation of nearly 120 properties. In 2011, Smart Guys merged into The
HomeWorks Corporation, where Nathan assumed the role of Operations Manager.
In 2014, Nathan played a pivotal role in the spin-off of the maintenance and construction
divisions into a new entity, Homeworks Construction. Serving as the President, he steered the
company to achieve an annual revenue exceeding $6 million, encompassing both residential and
commercial construction projects. Nathan's leadership spanned all facets of the business.
Joining forces with Ken Mensik, Christy Lewis, and Justin Kain in 2021, Nathan has been a
driving force behind the growth of HPP Equity. Nathan has overseen acquisitions totaling more
than $70 million AUM, comprising over 25 deals. He continues to leverage his expertise in
business operations to contribute to the ongoing success and expansion of the company
